How Tradesmen Can Win Work on New Housing Estates Across the North East

New housing estates are popping up everywhere across the North East. Major developments in Wynyard, Sedgefield, Newton Aycliffe, Cramlington, and the outskirts of Durham and Newcastle mean thousands of new homeowners who all need work doing. And despite what you might think, the house builders do not do everything.

What new homeowners need

New builds come with a basic spec. That means builder-grade carpets, plain walls, a basic garden that is mostly turf and mud, standard fencing, and no extras. Within the first year, most new homeowners want upgraded flooring, feature walls and decorating, garden landscaping (patios, fencing, planting), blinds and curtain poles fitted, shelving and storage built in, and additional sockets, lights, or outdoor electrics.

Some also discover snags that the builder's warranty does not cover, or they want changes the builder will not do.

How to reach these customers

Leaflet drops work well on new estates because every house is occupied by someone who has recently moved in and is thinking about improvements. A simple, professional leaflet posted through every door on the estate can generate a steady stream of enquiries. Time your drops for 3 to 6 months after the first residents move in. That is when the excitement of the new house wears off and they start noticing what they want to change.

Facebook groups are another goldmine. Almost every new housing estate in the North East has a residents' Facebook group within months of the first houses being occupied. Join the group (if they allow local businesses) and offer helpful advice rather than hard selling. When someone asks "does anyone know a good electrician?" you want your name to come up.

Pricing for new build work

New build work tends to be cleaner and more straightforward than working on older properties. No chasing through stone walls, no asbestos surprises, no wonky floors. Factor this into your pricing. You can often do the job faster, which means your day rate goes further.

But do not undercharge just because the work is easier. New build homeowners are often first-time buyers who have saved for years and are willing to pay for quality. They want it done right.

Building a reputation on one estate

Do a great job for one homeowner on a new estate and word spreads fast. In a community where everyone moved in at the same time, neighbours talk constantly. They compare notes on who did their patio, who fitted their kitchen, and who they would recommend. One good job can lead to five or six more on the same street.

Ask every happy customer if they would leave you a Google review and mention the estate name. When someone on that estate searches for a tradesman and sees a review from their own street, you are almost guaranteed the call.

Targeting specific estates

Focus on the estates closest to you first. Fuel and travel time eat into your margins, so working on an estate 10 minutes from your home is more profitable than one 45 minutes away.
